Why we win
The first property tax firm
built on AI.
Property tax appeals have always been a one-at-a-time business: an owner calls a consultant, the consultant pulls one file. We do the analysis across an entire jurisdiction at once, so we know which assessments are wrong, by how much, and why, before anyone picks up the phone.
What that changes
Mass analysis, not one file at a time.
Every parcel, not a sample
A traditional firm looks at the properties that come to it. We read the whole assessment roll and the assessor's record card for every property on it, then rank the entire jurisdiction by how far each assessment sits from the evidence. Over-assessed property finds us before the owner knows to look.
The assessor's own model, turned around
An assessor values tens of thousands of properties with tables: land rates by neighbourhood, construction cost by building type, depreciation by age. We rebuild those tables from the published cards and test each property against its peers. When a property's inputs are out of line with the assessor's own numbers, that is the argument.
Evidence a board recognises
Comparable sales adjusted for time, size, age and location. Income and cost reconciled against the card. A year-over-year check against the property's class. The same analysis an appraiser would do by hand, done the same way for every property, with the arithmetic written out.
Proof
One city, read end to end.
In Worcester, Massachusetts we pulled the city’s full assessment roll and the assessor’s record card for every property, matched them against sales in the city and the nine towns around it, rebuilt the assessor’s valuation tables, and ran seven independent checks on every commercial, industrial, mixed-use and multi-family property worth $800,000 or more.
The result is a ranked list of the assessments the evidence does not support, each with the arithmetic that shows why, and a study of how consistently the city assesses each kind of property. That is where our calls start.
47,719
parcels on the Worcester roll, every one of them read
45,690
assessor record cards pulled and parsed, one per property
103,000
sales and assessment records across Worcester and nine neighbouring towns
7
independent checks run on every property above $800,000
What it means for you
We only call when the numbers say so.
Because the analysis runs before the conversation, we can tell you on the first call roughly what your assessment should be and what the evidence is. If your assessment holds up, we say so and stop.
You pay a percentage of the first year’s tax saving if the assessment comes down, and nothing if it does not. The same data work that finds the case also keeps our cost per appeal low, which is why our share is smaller than most firms charge.
